Sandwich panel roof leaks: define the repair before comparing quotes

Trace the water path, identify the defect and compare quotations against a clearly measured repair area.

Consider an illustrative panel-room leak after rain. Sealant is applied to the nearest screw, but the damp patch returns. Water may have entered elsewhere and travelled before becoming visible. The interior stain is evidence, not a complete diagnosis.

For sandwich panel roof leaks, establish the likely source and water path before specifying a repair material. Keep the investigation and proposed work clearly documented.

THE KEY IDEA

Specify an evidence-based diagnosis, a targeted repair and an appropriate verification method.

01

Record symptoms safely

Note when the leak appears, its location and whether it follows rain or equipment operation. A competent inspection may need to distinguish rain entry from condensation or equipment drainage. A photograph alone cannot settle that distinction.

Owners should record observations from a safe location. Unknown roof capacity, openings and rooflights require a specialist access plan; do not treat the roof as an ordinary walkway.

02

Inspect the connected details

Review roof junctions, panel laps, penetrations, fixings and the drainage route. Use the relevant manufacturer’s details to judge the proposed assembly, rather than assuming every roof has the same joint design.

A blocked outlet can contribute to water accumulation. Clearing it is useful evidence, but does not by itself prove that every possible leak has been resolved.

03

Choose the repair after diagnosis

Specify the repair location, compatible materials, preparation and any components that require replacement. More sealant is not a measure of quality, and layers of previous repair can make future investigation harder.

Confirm cleaning methods against product guidance. The work should include appropriate removal of debris and protection of existing coatings. A local repair should not be described as renewal of the whole roof.

04

Ask for verifiable completion

Agree how the specialist will check the repair without inappropriate roof loading or uncontrolled flooding. Retain photographs and a simple location record.

Review the result when the conditions associated with the original symptoms recur. If moisture remains, revisit the diagnosis using the recorded evidence instead of automatically repeating the same treatment. A NACE enquiry should include the location, symptoms and available roof information.

Compare roof repair quotations on a consistent basis

Ask each provider to mark repair locations on a photograph or simple drawing and state the appropriate measurement unit. A quotation covering the entire roof in square metres cannot be compared directly with one pricing selected joints by linear metre. Establish the actual proposed work before judging the difference.

Clarify removal of previous treatments, surface preparation and waste handling where needed, without silently adding them to an unapproved scope. Separate confirmed work from areas needing further investigation once access is available. Quotations can then be compared against measurable work. Full roof replacement remains a separate proposal requiring a technical reason and defined scope; one reported leak does not establish that requirement.

Questions & acceptance checklist

  • Record when and where moisture appears.
  • Arrange safe specialist access.
  • Review joints, fixings and drainage.
  • Approve compatible repair materials.
  • Keep completion photographs and findings.

Before you decide

Is the drip directly below the defect?

Not necessarily. Water may travel before it becomes visible indoors.

Does moisture always mean rain entry?

No. Condensation and equipment drainage are other possibilities that need inspection.

Should the whole roof be coated immediately?

Determine the cause first; the appropriate scope may be local repair or a more substantial change.
