Illustrative scenario: a crack appears along an office floor, and the immediate request is to fill it with a stronger grout. First establish whether the line is an ordinary grout joint or a location intended to accommodate movement. This is a teaching example, not a customer case.
“Expansion joint” is often used broadly. Movement joint is frequently a more useful term because temperature, moisture and the behaviour of the supporting assembly can all matter.
Judge a joint by its designed function before choosing how to finish or repair it.
Grout is not a movement detail
Ordinary grout fills the regular joints between tiles. A movement joint is designed for a different task and may use a suitable sealant system or purpose-made profile. Rigidly filling that location can restrain the movement it was intended to accommodate. A flexible-sounding product description does not establish suitability.
Identify the location and purpose
The distinctions below support a discussion with the designer; they are not installation dimensions.
| Joint | General purpose | Review question |
|---|---|---|
| Structural | Follows a building or substrate joint | How is the designed detail continued through the assembly? |
| Perimeter | Separates the covering from restraining elements | Has rigid material blocked the movement location? |
| Field | Accommodates movement within the tiled area | Are location and system shown on the plan? |
| Ordinary grout | Fills regular joints between tiles | Has it been confused with a movement joint? |
Avoid universal spacing rules
Schluter identifies movement joints as part of a tile assembly. Their design must suit the actual substrate, area, exposure and installation system. A dimension copied from another room cannot establish a suitable layout for a different project.
Do not assume that a membrane, improved adhesive or large-format tile eliminates existing movement provisions. Have the selected system checked against the building detail. The relationship between the layers matters as much as the visible surface.
Investigate before repairing
Record where a crack occurs, whether it affects tile or grout, and whether it follows a line near walls or columns. These observations support an inspection; they do not diagnose the cause. Suspected structural movement needs the appropriate specialist assessment.
Separate joint-material replacement, tile repairs and substrate remediation in the proposed scope. Ask what each item addresses and which detail governs it. This prevents a cosmetic repair from being mistaken for a resolved underlying condition.
How should joint repairs be measured?
Once the appropriate detail is established, link the quotation to a drawing identifying the work locations. A floor area does not represent joint length, and replacing a joint material does not automatically include replacing adjacent tiles. Ask whether removal of the existing material, preparation and disposal are included.
| Work | Measurement to state |
|---|---|
| Joint treatment | Linear metres with a defined section |
| Tile removal and replacement | Square metres under a separate item |
| Special end details | A defined unit and identified location |
Also define protection and making good at the edges of the work. Agree how additional quantities discovered during removal will be recorded and approved. Keep estimated lengths distinct from verified quantities. When comparing prices, show the unit rate, measured quantity and tax treatment separately. This helps explain whether a difference comes from the product, quantity or an excluded part of the work.
Questions & acceptance checklist
- Joint types and locations on drawings.
- Approved system for actual exposure.
- Required continuity through assembly layers.
- Inspection before skirtings conceal edges.
Before you decide
Do movement joints indicate poor tiles?
No. They are deliberate details. Cracking requires investigation and does not alone prove tile quality.
Will any silicone work?
No. Movement capacity, exposure, loading and material compatibility determine the appropriate system.
Can a skirting hide a perimeter joint?
Where the design allows it, provided the fixing or rigid filling does not prevent the joint from functioning.
