Illustrative scenario: a stain near an air conditioner is painted over and later returns. A more expensive paint may not answer a drainage, condensation or other water problem. This example does not diagnose a particular building or photograph.
Peeling, staining and deposits can indicate several conditions. Investigate the source and substrate before selecting a coating system. A familiar-looking stain is not enough to establish the cause.
A fresh finish is not evidence that the water problem has been resolved.
Collect useful observations
Record when the mark appears: after rain, bathroom use, air-conditioning operation or washing. Photograph its extent over time and note nearby services. These observations support an assessment; they do not replace one.
The review may involve plumbing, condensate drainage, the building envelope or previous preparation. Ask the service provider to distinguish verified findings from unresolved possibilities.
Separate the work scopes
Not every case needs every task. The table makes responsibilities and inclusions easier to review.
| Scope | Clarify |
|---|---|
| Source assessment and repair | Included tests, access and proposed repair |
| Substrate restoration | Unsound material and damage treatment |
| Coating system | Products, preparation and application conditions |
| Acceptance | Checks, documents and outstanding observations |
Do not use paint to conceal an unresolved surface
EPA identifies moisture control as central to mould control and advises against painting or caulking mouldy surfaces before cleaning and drying. Damaged porous materials may need replacement following assessment. This is not a universal do-it-yourself mould-treatment procedure.
Extensive damage, mould or an unclear source needs an appropriately scoped specialist response. Avoid improvised chemical combinations or random treatment products. The procedure must suit the actual materials and working conditions.
Follow the selected coating system
Jotun’s maintenance guidance discusses defects associated with substrate moisture and preparation. Primer, topcoat and application conditions must follow the relevant system and substrate. One moisture reading or waiting period cannot be applied universally to every wall and product.
Document the source repair, approved products and readiness of the substrate before coating. If fixing the source is outside the painter’s scope, state that explicitly. “Moisture treatment” should describe defined work rather than an unlimited promise.
For an assessment, provide close and wider photographs, the problem history and previous repairs. This information helps establish a useful scope before choosing the final colour.
How do repair and repainting areas differ in a quotation?
Distinguish the damaged location, preparation area and proposed finished paint area. A client may request repainting a complete wall face while repairs are limited to part of it after assessment. Room floor area should not replace measured wall area, and a painted area should not automatically be counted as moisture treatment.
| Quantity | Confirm in the quotation |
|---|---|
| Repairs | Damage location and preparation boundary |
| Painting | Area, products and included stages |
| Water-source repair | Included, separate or not stated |
Attach photographs or a sketch showing each work boundary. Identify square-metre items and separately priced work, including source investigation where it is outside the painting scope. Clarify protection of furniture, switches and floors, and whether removal and disposal are included. Link painting to acceptance of surface readiness under the chosen system. This makes price differences clearer and records what problem is being addressed before the finish is renewed.
Questions & acceptance checklist
- Findings and diagnostic limits recorded.
- Source repair separated from painting.
- Substrate ready under product guidance.
- Product and handover records retained.
Before you decide
Does anti-mould paint repair a leak?
No. Coating properties do not fix defective plumbing or drainage.
Is moisture the cause of every peeling wall?
No. Preparation, substrate condition and layer compatibility can also matter.
When can the wall be repainted?
When it satisfies the selected coating system’s preparation and dryness requirements, as assessed for that substrate.
